Pursley Friese Torgrimson guides investors and developers of real estate through all types of real estate purchases and sales. We’ve worked with investors and developers to support every aspect of the letter of intent and contract phase from the due diligence process through negotiations, review of agreements, preparation of documents, and closing.

TESTIMONIAL: They understand my business as a developer, the ins and outs. They are not just focused on the law when negotiating; they take a real estate perspective.

Our condemnation/eminent domain team protects and defends the rights of private property owners and businesses in Georgia and secures complete, just, and adequate compensation entitled to them during eminent domain proceedings and litigation.

Pursley Friese Torgrimson’s eminent domain practice includes nationally recognized attorneys Charles Pursley Jr., who wrote the inaugural edition of Georgia Eminent Domain, and Christian F. Torgrimson, who currently serves as the Georgia editor of Law and Procedure of Eminent Domain in the Fifty States. Under Georgia eminent domain laws, all private property and any interest in that property are subject to condemnation for a public purpose by state, county, and local governments. However, condemning authorities are required by law to pay just and adequate compensation for the taking and damaging of your property, with special consideration of:

  • Fair market value
  • Access rights, air rights
  • Business damages, including loss of profits, loss of customers, and/or a decrease in earning capacity
  • Consequential damages
  • Easements
  • Leasehold values
  • Building and improvement values
  • Relocation costs and benefits
  • Trade fixtures and equipment, including signage
  • Mitigation and engineering issues

Pursley Friese Torgrimson assists corporations of all sizes to address complex transactions involved in real estate, from strategic planning and review to technical execution. Our scope of services for corporate clients includes lease transactions and negotiations; acquisition and dispositions; property management issues related to landlord/tenant disputes; and leasing and real estate litigation matters.

TESTIMONIAL: They are an extension of us — the face of our company.

Pursley Friese Torgrimson is experienced in structuring, negotiating, and auditing leases and related documents (e.g. amendments, SNDAs, work letters, subleases) across a variety of product types (e.g. industrial, retail, office leases), financial structures (e.g. modified gross, gross, triple net), jurisdictions (28 states from Georgia to Hawaii) and varying client types and sizes (e.g. Fortune 100 companies, individuals, small businesses).

We also handle dispossessories, evictions, and lease collections, as well as listing and other brokerage agreements. We usually do not need to litigate leases that we’ve drafted and negotiated. However, we’re prepared to litigate on behalf of our clients to recover possession of their properties or collect sums from defaulting tenants. In 2012, our attorneys resolved, through legal action, approximately 250 separate lease disputes, representing lenders and owners of distressed properties in evictions, suit for rent, and contract negotiation.

TESTIMONIAL: For our business, value-add leasing, it is extremely important that we have an attorney that gets the deal done in a timely manner. They pay a lot of attention to you and their fees are decent. They don’t fight for fighting’s sake. Instead, they plow through it quickly, and focus on getting it done.

Our corporate real estate attorneys structure transactions that develop and support real estate projects for the long term, regardless of size or location. Pursley Friese Torgrimson represents banks, institutional lenders, and finance companies related to financing, refinancing, and dispute resolution for various real estate partnerships and ownerships. Our focus is on transaction accuracy and efficiency the first time around.

TESTIMONIAL: They are more detailed in negotiating loan documentation, which a lot of law firms dismiss because it’s not important. They understand my thought process and negotiate for those things.

At Pursley Friese Torgrimson, excellence applies whether we close your deal, resolve your disputed matter, or try your case. We are tireless advocates who work with you to protect your ownership rights, resolve matters, and achieve meaningful, timely results. Our litigation team is skilled in all matters of lease enforcement, including dispossessories and evictions, tenant workouts, and termination agreements representing both landlords and tenants. Our litigators offer specialty expertise in matters related to condemnation, eminent domain, variances (and other zoning matters), easements, property disputes, property damage, and real property contract disputes.

TESTIMONIAL: They are aggressive, highly intelligent and responsive.
